Arbitrage Real Estate was mandated to assess the market value of the freehold interest of 333 plots of land with a total surface exceeding 450,000m². The mandate was given by the Local Prefecture of Argolida and the valuation results were used for compensation purposes, since the properties had been expropriated for the construction needs of the Nafplion – Ancient Epidavros Highway.
Arbitrage valuation surveyors visited the examined properties and the wider area, inspected each ownership’s qualitative characteristics such as frontage, access, amenities and planning status, while also recorded structures and equipment existed at the date of expropriation. In addition, a thorough market research was conducted, during which reliable data were gathered on latest executed transactions, asking prices and general trends in the wider area. The adopted methodology included the Comparable Method for the land parcels, while all auxiliary structures and equipment were assessed according to their depreciated replacement of cost as per the instructors’ mandate.
